This is how we automate the follow up process with our Seller Clients. There are "on purpose" checkpoints to restart the action plans so we have a mental reminder that these clients have been on the market for quite a while. One of the most important things we do it meet with them Face to Face EVERY 30 days. Face to Face can almost guarantee us a price change if we haven't had one prior to the meeting 9 out of 10 will sign price changes. Also, it re-confirms their commitment to The Korn Team and give them re-assurance they ARE with the right team...even though the process and the market has them doubting whether or not we are doing everything we can. Typically after 3 months or so, we found they have someone at work or church saying..."our Realtor sold our house in 2 days!" ...or... another Realtor has met them and is saying, "I can sell your house if they can't, and I will do it cheaper!" (yea...RIGHT!!!) Action Plans for New Listings (Samples on the First
Plan) & Buyers from Contract to Closing. This is a copy of The Korn Team's Intake Form for Listings The Buyer Intake Form is Very Similar (but on Green
Paper) Script to Get Name, Address & Phone Numbers keep in mind, this will not work if you get their email first. Also, before you make judgement on the script...listen to it all the way through. ...after you have them on the phone....get to the opportunity to use this script (typically within the first 10-30 seconds) "...you know, you are working WAY to hard. You are probably calling on some sign, calling on Ads from Homes Magazines, searching websites, etc. You are probably finding that many of those properties are sold by the time you call. (even if one of the properties they called on was not available...they will, in their mind, be agreeing with you) Did you know that the homes magazines are 2-3 weeks out of date? newspapers are typically 3-5 days out from the time we turn the ad in. Even the websites aren't picking up properties till 24-72 hours after they are on MLS. Now, I would bet you are not only looking for your dream home...or a home that has just about everything you want, but I bet you would like to get it at a steal if you can. You see, if your dream home comes on the market at a steal of a price, you may never see it. It will probably be sold before it gets advertised everywhere. Good deals are good deals for a reason, and they sell fast. What I can do for you is get you set up on our "Instant Notification Program" and we will plug you DIRECTLY into our MLS system. We will send you properties the MINUTE they hit the market. In fact, if you receive an email from us at 11am, and you drive by it on your lunch hour, you could literally be one of the first people to see this property. What I will do is pull up all the properties as of today....now it may be a pretty big list and it will mostly be the LEFT OVERS. we will continue to send you the new properties as soon as they hit the market. I will go ahead and print this first batch. Where would I mail that to? (pause...they will give you their address 80-90% of the time). GREAT! Now, if I see an incredible deal and I need to reach you right away, what would be the best number to reach you at? SUPER! Now...do you check email regularly? How about if I just email you this stuff and we can get you started right away? FANTASTIC!" You will never actually mail them anything. I think we get 1 out of 50 that don't have email. The key is to get their snail mail address and phone number so you can stay in touch with them better than just an email drip. #1 Idea: Incredible
Follow Up System (Publisher File)
This plan has generated a minimum of 2 listings per week for over the last 6 months. This plan was started in July 03. We add approximately 5 people a day, and follow up this plan with the 33 Touch plan. We have these plans set up in our Online Agent database. Everything is automatic once we input the prospective client into the database. 33 Touch Follow-up Plan

This mailer generates us a minimum of 10 listing appointments per month. This particular mailer is researched, produced and mailed by a third party.
